Island Storage Suites is a defining project in Scott Allan’s development portfolio: a private garage condominium community that brings vehicle storage, personal interests and social connection into one setting. Located in South Fort Myers, the completed development comprises 68 suites across a total project area of 120,000 square feet, with an average suite size of approximately 1,650 square feet.

Scott conceived, designed, developed, built and sold the project through Allan Development Group. Island established a model for luxury ManCaves that would inform ADG’s later storage condominium developments.

From an idea to a purpose-built community

The original idea grew out of conversations about the need for dedicated space for valued vehicles and recreation. A modest initial concept evolved into a phased development offering owners private garages they could shape around their collections and interests.

The project was developed through MCS One, LLC, the ownership and development entity associated with Allan Development Group. Its early appeal helped demonstrate demand for a garage condominium that could also function as a personalized retreat. Contemporary business coverage reported that 68 units sold in less than two years.

Private garage ownership with room for individuality

Island Storage Suites combines the practical benefits of a climate-controlled garage with the flexibility of an owner-designed interior. The suites accommodate automotive collections, Class-A RVs and other prized possessions, while allowing owners to create a setting that reflects how they want to use their space.

Published project specifications describe finished drywall, epoxy floor coating, HVAC, plumbing provisions for an optional bathroom, and insulated 16-by-16-foot garage doors. Individual build-outs vary; the gallery shows examples of vehicle lifts, display areas, workspaces, lounges and mezzanines.

The ManCave lifestyle

The community’s character is visible in its owner interiors: collector cars sit alongside memorabilia, lounge seating, games and entertaining areas. Some owners emphasize vehicle display and storage; others create a comfortable place to gather with friends and family.
